Before that, it was Fish City and before that, it was Rancho BBQ. 50+ years between only three operators tells us it is an excellent location for a food & beverage operation.
The interior space is 1720 sf (+/-) and there is an additional 400 (+/-) sf exterior space with the shells of two walk-ins just outside of the kitchen area, so the total usable sf is about 2100 (+/-). There are also 25 onsite parking spaces, two storage sheds in the parking lot.
The pictures represent the current condition of the space - it very clearly needs major updating. The Landlord is willing to give a solid well-qualified operator extended periods of free rent and abated rent to allow for design, permitting, and remodeling to occur before, or shortly after rent commencment. They are also looking for a long-term tenant, so many options can be a part of the lease agreement.
The asking base rent is $2.75 sf-mo. The current CAM would be about $0.44 sf-mo, as current insurance costs are quite low. It is likely that once the building is renovated those insurance costs would go up - likely in the $0.59 sf-mo range.
